How Long Does Sealcoating Last in Maine?

A fresh sealcoat lasts about 2 to 4 years on most driveways and parking lots in Maine. The exact lifespan depends on traffic load, sun exposure, how aggressive the winter is, and how clean the surface was when the sealcoat went down. What Wears Sealcoat Down in Maine

Sealcoat is a protective layer on top of asphalt. It blocks UV, water, and chemicals from breaking down the binder that holds the asphalt together. Everything that hits that layer wears it out a little faster.

  • Use two coats, not one
  • Fill cracks larger than a quarter inch before sealing
  • Clean oil stains with primer or oil block before sealcoat goes down
  • Keep heavy vehicles off the surface for at least 48 hours
  • Re-seal every 2 to 4 years before the surface is fully worn down

How to Tell It Is Time for Another Sealcoat

  • The surface has faded from black to gray
  • You can see fine hairline cracks across the surface
  • The surface feels rougher underfoot
  • Loose granules of stone come up when you sweep
  • Water no longer beads on the surface after rain
