Common questions homeowners and property managers ask about paving, sealcoating, and asphalt repair in southern Maine.

A properly installed asphalt driveway in southern Maine lasts 20 to 30 years when the base is built right and the surface is sealcoated every 2 to 4 years. Skipping sealcoating or building on a weak base can cut that life in half.
Paving season in southern Maine runs from late April through October, with the most reliable window being May through September. Hot mix has to be laid at the right temperature to compact correctly, which is why off season paving is risky.
Most driveways in southern Maine should be sealed every 2 to 4 years. Driveways with full sun or heavy traffic may need it every 2 years. New asphalt should wait at least 90 days after install before the first sealcoat.
Late spring through early fall, when daytime temperatures are above 50 degrees and there is no rain in the forecast for 24 hours. The sweet spot is late June through early August.
Most potholes can be repaired with a proper saw cut, hot mix patch, and compaction. Full repaving is only needed when the base has failed across a large area, which usually shows up as alligator cracking, multiple potholes close together, or visible deformation.
