Sealcoating is the single best thing you can do to extend the life of an asphalt driveway or parking lot in Maine. Maine Pavement Services applies commercial grade sealcoat across southern Maine, protecting your asphalt from UV damage, gas and oil drips, water intrusion, and the brutal freeze and thaw cycles that crack untreated surfaces every winter.
What Sealcoating Actually Does
Fresh asphalt is held together by binder. UV light and water break that binder down over time, which is why an unsealed driveway turns gray, brittle, and eventually starts crumbling at the edges. Sealcoat is a protective coat that locks moisture out, blocks UV, and gives the surface back its deep black finish.
- Blocks UV oxidation that turns asphalt gray and brittle
- Seals out water before it gets into hairline cracks and freezes
- Resists gasoline, motor oil, and de-icing salt
- Restores the deep black look of new asphalt
- Adds years to the surface for a fraction of the cost of repaving
Our Sealcoating Process
- Power blow and sweep the entire surface
- Spot clean oil stains with primer or oil block
- Fill cracks larger than a quarter inch with hot rubber crack filler
- Apply commercial grade sealcoat in two coats by squeegee or spray
- Block off the driveway or lot until fully cured, usually 24 to 48 hours
When to Seal Coat in Maine
The best time to seal coat in southern Maine is late spring through early fall, when daytime temperatures are above 50 degrees and there is no rain in the forecast for at least 24 hours after application. New asphalt should cure for at least 90 days before its first sealcoat. After that, plan on a fresh coat every 2 to 4 years depending on traffic, sun exposure, and how aggressive your winters are.
